Royal London is consulting on the emerging masterplan for the development of Davenport Green, bringing forward proposals comprising high-quality new homes, new transport infrastructure, a new Rural Park, community and local retail uses, as well as extensive employment opportunities.
Davenport Green is allocated for development in Places for Everyone (PfE) under the allocation title of Timperley Wedge. PfE is the long-term strategic development plan of nine Greater Manchester boroughs. Earlier this year (March 2024), Trafford Council voted to approve PfE, and the plan was officially adopted by the Greater Manchester Combined Authority (GMCA).
Davenport Green has been allocated under policy JPA 3.2 and the site has the capacity to deliver around 2,500 high-quality new homes and includes the creation of a new Rural Park, new transport infrastructure, local centre and approximately 60,000sqm of employment floorspace. We are holding a public drop-in event where attendees can meet the project team face-to-face, ask questions and provide feedback on the masterplan by taking a physical feedback form.

The site is located between Hale Barns and Timperley, with Roaring Gate Lane running through the centre of the site. Ringway Golf Club and an area of agricultural fields will become a new rural park separating the new development from the eastern edge of Hale.
The built development will comprise new homes, employment space, retail and leisure uses as outlined in policy JPA 3.2. The new Rural Park remains within the statutory Green Belt.
Furthermore, an extension to the existing Metrolink line is proposed alongside the development. There is also potential for a new mainline Manchester Airport railway station, in line with what was originally planned as part of HS2 northern leg.
The development will deliver economic, social, environmental and housing benefits.

The masterplan has been designed to ensure that, when the development comes forward, it seamlessly integrates with the existing community. It has been designed with sustainable transport and community considerations at its core.
Sustainable Transport
An extension to the Metrolink will include a new station within the local centre. Extensions to existing bus routes will provide access to surrounding communities and commercial centres.
The masterplan also includes dedicated cycle routes and footpaths linking existing communities, as well as new bus and bus priority routes.
Improvements to the existing road network will be enhanced by the delivery of a new spine road linking Runger Lane to the southeast to Thorley Lane in the west.
Community
Davenport Green will be a highly sustainable community designed to maximise the benefits of planned infrastructure, benefitting existing and future residents with employment opportunities, new homes, community facilities and green spaces. It will offer opportunities for everyone at every stage of life with a mix of housing tenures and sizes.

Feedback received through this consultation will inform the masterplan which will then be submitted to Trafford Council Planning to form a Supplementary Planning Document (SPD). SPDs set out detailed policies and guidance for specific sites and allocated areas, as set out in the Council’s Local Plan. The Council will oversee the compilation of the SPD, which will also be subject to future public consultation.
An approved SPD for Davenport Green will guide the development within the allocation and set out the overarching vision for the entire site, ensuring that development is brought forward, via planning applications, in a coordinated and comprehensive manner.
The timeline below shows the various stages that will take place to finalise the Masterplan and prepare the SPD for adoption, and before the planning applications and the development of the site is brought forward.
